Why income

Income from what assets earn.

  • Regular incomeDistributions are paid from what the underlying assets earn: interest on loans, rent from tenants and dividends from companies.
  • Less reliance on pricesIncome-producing assets aim to deliver most of their return as cash paid along the way, rather than depending on selling at a higher price.
  • Real assets behind itOur credit and property products are intended to be secured by, or to own, real property and business assets, with the security set out before you invest.
  • A choice of exposureFrom a single loan you select yourself to diversified funds across many assets, so you can match the investment to your portfolio.

Direct loans

How a direct loan investment works.

Direct loans let you invest in one loan, secured against one project or one property, and choose each opportunity yourself.

  • What you seeBefore you commit, an information memorandum sets out the security and its valuation, the borrower, the loan amount and loan-to-value ratio, the term, the interest rate payable to investors, our fees and the exit.
  • Your moneyMoney invested in an opportunity is applied only to that loan, so your income depends on that loan alone.
  • SecurityGenerally a registered first mortgage over the project or property, with guarantees where appropriate.
  • ReportingRegular updates through to repayment; for construction loans, progress against the build program and each drawdown.
  • ConcentrationA direct loan is exposed to one borrower and one property. Consider how it fits within your wider portfolio.
Eligibility and risk

Before you invest.

  • Wholesale onlyInvestments are available only to wholesale clients under section 761G of the Corporations Act 2001 (Cth). This generally includes investors with a qualified accountant's certificate confirming net assets of at least $2.5 million or gross income of at least $250,000 in each of the last two financial years, investments of $500,000 or more, and professional investors.
  • RiskAll investments carry risk. Borrowers can default, tenants can leave, dividends can be cut and asset values can fall, so income may be reduced or delayed and capital can be lost. Higher income generally comes with higher risk. Returns are not guaranteed, and past performance is not a reliable indicator of future performance.
  • LiquidityDirect loans are generally held until the loan is repaid. Redemption terms for each fund will be set out in its offer documents.
  • DocumentsRead the offer documents for each product and consider obtaining independent advice before investing.

Questions

Frequently asked questions.

Who can invest with Yield Capital Investors?

Wholesale clients only, as defined in section 761G of the Corporations Act 2001 (Cth). This generally includes investors with a qualified accountant's certificate confirming net assets of at least $2.5 million or gross income of at least $250,000 in each of the last two financial years, investments of $500,000 or more, and professional investors.

What investment products does Yield offer?

Income-focused products for wholesale investors: private credit funds, direct loans, lending to listed companies, high-yield property funds, equity income funds, infrastructure and energy income, an equipment and asset finance pool, and a distressed credit fund. Each product is offered only through its own offer documents.

Where does the income come from?

From what the underlying assets earn: interest paid by borrowers, rent paid by tenants and dividends paid by companies. Income and returns are not guaranteed.

Can I invest in a single loan or property?

Yes. Direct loans let wholesale investors choose an individual loan secured against one project or one property, after reviewing an information memorandum setting out the security, borrower, loan-to-value ratio, term, rate payable to investors, fees and exit.

What are the risks?

All investments carry risk. Borrowers can default, tenants can leave, dividends can be cut and asset values can fall, so income may be reduced or delayed and capital can be lost. Higher income generally comes with higher risk.

How do I register interest?

Complete the expression of interest form on the Investors page or email investing@yield.com.au. Registering does not commit you to invest.
